In 2007, RECL commenced the first phase of the Base Building renovations at 73 Leikin Drive. This 92,902m2 office complex consists of eight interconnected buildings. The initial work included the demolition of previous tech labs in preparation for the future fit-up of office space. This was a multi-phased, six year project that included two base building phases, four fit-up phases and multiple exterior siteworks phases.
The two base building phases included the strip-out of existing M&E services to return the floors to an open-office base building state. Four fit-up phases included priority space of secure office, installation of a new emergency power system, ground level shops and mail room, complete reconfiguration of the HVAC system, print shop, construction of a fleet services repair back, the Commissioner and Executive suites, four storey atrium, training classrooms and video conference boardroom. This was followed by additional services that included energy efficiency upgrades, building automation system control upgrades and highest level of security upgrades in one building. Multiple exterior site works phases included the site reception, security centre, and the new intersection of Leikin Drive which featured a new entrance to the complex with vehicle control gates at all entrances. Parking lots, drive lanes and landscaping were reconfigured for the entire complex. A new perimeter fence was installed and security coordination was completed with the installation of site security cameras. This comprehensive renovation program encompassed all major building components. Sequential fit-up construction for the tenants began in 2007. This process allowed for staggered tenant occupancy to start in 2009 with full occupancy completed in 2011. The overall project was completed June 2013, on time and within budget. The renovations contributed to attaining a LEED Silver Building designation.
