The construction of a new Holiday Inn Express hotel included a nine storey tower with a gross building area of 15,000 m2, three outdoor roof terraces, a drive-through carriageway and three levels of below grade parking for 100 cars. The building is located at 235 King Edward Avenue with site lines to the downtown core, the University of Ottawa and Gatineau, and is situated within one of the busiest commuter areas within the city. The hotel comprises of 182 guest suites (including 19 fully accessible suites), main lobby, dining area, conference rooms, a 38 m2 pool, fitness area, outdoor terraces, guest and hotel laundry areas, hotel maintenance and office space.
RECL was the Construction Manager for this two year project, under contract with the Owner, Manor Park Capital Advisors. RECL was responsible for the coordination of all design team members, trade contractors and suppliers in order to provide the complete delivery of the building construction, finishes, exterior hard and soft landscaping, phone, internet and cable requirements as required by the building owner and in coordination with Holiday Inn brand requirements. Delivery and installation of all items required to open the hotel to the public was also coordinated by RECL. This building structure is poured concrete and the exterior comprises of a curtainwall glazing system surrounded by brick, stone and composite panels, lit Holiday-Inn brand signage, feature lighting, a drive through lane and both hard and soft landscaping. The main air handling unit and natural gas generator are located on the ninth floor roof. Terraces open to the public can be found on the second and seventh floors. Typical interior floors contain between 19 and 27 suites accessed by a main corridor. Two elevator cabs provide guest access to the full building, including parking levels. The project started in May 2017 with the excavation of the existing vacant lot. The concrete structure was built between August 2017 and July 2018. Building occupancy was obtained in May 2019.
